<p>The story of the season so far is that inventory levels are down and buyer activity is up.  Buyers are finding they have limited choices for quality homes and may have to compete with other bidders to get the perfect home. Compared to the same time last year, there are 41% fewer homes and condos on the market, and 50% more under contract.  The Denver Post reported that Denver is No. 2 in the nation for the shortest length of time that a home is listed before being sold &#8211; 33 days! In particular, the segment of the market that’s in short supply and selling fast is the $250,000 to $400,000 market, especially near downtown Denver.</p>

<p align="center"><strong>Certified Pre-Owned Homes</strong></p>
<p>Get the best price for your Cherry Point home by advertising a “Certified Pre-Owned” home, just like an auto dealer would advertise a “Certified Pre-Owned” car &#8211; a car that has been carefully inspected and repaired, and then sold with the factory warranty.</p>
<p>Home sellers typically get their home under contract for a lower price than they were hoping.  Then, a couple of weeks later the inspection occurs and the buyer demands further repairs and concessions.  By then, the seller has to negotiate inspection items in a short period of time and usually ends up cooperating just get the house sold.</p>
<p>My advice is to be proactive and do a pre-inspection of the major systems, i.e. roof, sewer line, electrical systems, hvac, and structure.  Fix all the problems before you put your home on the market, and then get a home warranty that will protect both buyer and seller for mechanical failures for 1 year.  Home warranties cost about $300.  Use the pre-inspection and home warranty to negotiate a better price.  You shouldn’t have any serious surprises during the inspection period.  Additionally, your home will stand out from all the others on the market as a “Certified Pre-Owned” home.</p>

			<content:encoded><![CDATA[<p>I wanted to share with you my experience working with an investor.  This investor was is using a 1031 Tax Deferred Exchange to take the proceeds on a recent real estate transaction and rolling it into residential real estate in Denver.  One of 3 properties we found was in the Bonnie Brae, or Cory Merrill neighborhood of SE Denver.  The Bonnie Brae / Cory Merrill area is known for being a little quieter than Washington Park, having a good elementary school (Cory) and having a heavy amount of building/development on the larger lots (6250 or larger).  The home we found had 9 showings on the first day but we got it under contract with a strong offer.  The home is about 1,000 square feet, move-in ready with a rough finish in the basement and a 2 car garage.  It should be a good rental for now, and then my clients may end up moving into it.</p>

			<content:encoded><![CDATA[<p>My client has been looking for a home with some historical charm in an older Denver neighborhood.  We&#8217;ve had trouble finding the perfect property.  Updates like granite counters, or modern bathroom tile is a turn-off for my client who wants vintage finishes.  Also, brick tudors and bungalows tend to be very pricey in these neighborhoods.  However, we found a HUD home in the DU/Evanston area and put a bid in on it.  It would need a ton of work but it seemed like the major systems were functional.  The HUD website is much improved and more intuitive than it used to be.  We lost the bid but it was good to go through the process and maybe next time we&#8217;ll be successful.  We bid over list price and still lost! </p>
